   <![CDATA[While I agree you could just call another broker that knows the local area. One big issue is I have made that call to an out of state agent only to be disappointed in the brokers follow or understanding of the commercial business  Being a commercial broker in NY I understand the tax situation there and the hoops the NY market creates. I ubnderstand the big difference in capiatl gains tax. I understand the NY mentality. I am trying to reach out to those who may have a need for a person who understands not only Florida but the NY market as well. <br />

To be honest if I was a broker in NY and had a client moving to Florida I would refer my business to either one of you guys because I know your reputaion. But if I was blind and did not know anyone here in Florida it is very difficult to hand over a client whith no background of the quality of broker. In the end of Ari last line: "My thought would be that an out of state broker should work with a local broker just as I would do when working with a client with an out of state need". I agree and I am bot a local broker plus a NY broker understanding both markets.<br />

   <![CDATA[George; I fully agree with the description from Avi. the whole process is better served when an out of state broker uses a local broker in the process. It also keeps economic impact in florida. Brokers in florida need to protect their rights as a licensee. further, the client is better served using a broker with local knowledge. ]]>

Florida does have reciprocity with some states.  I am not sure if NY is one of them.  Having said that, I have worked with clients who had needs in another state simply by calling a broker in that state and either working on it together or referring it to them.  Granted I don't make as much as I would if I did the deal myself but I save a lot on travel costs.  The local broker typically knows the intricacies of the market better than I do.  Finally the local broker typically knows the seller and listing agent so they get a much warmer reception than I would.<br />

Every state's laws are different.  If I violate the law in Florida, the state has recourse against me.  They can revoke my license. What recourse do we have with an out of state broker?  My thought would be that an out of state broker should work with a local broker just as I would do when working with a client with an out of state need.]]>

   <![CDATA[Real Estate Professionals, Ltd, licensed as brokers in both New York and Florida. <br />
     We have seen increased inquiries (as this economy improves) where a company and or investor has been in the market to buy in Florida but, is from New York. With this in mind it occured to us these customers could have started their search with a New York broker who could have contacted us as "The Florida Connection". It is more then likely that the buyer for Florida has a tax exchange type property to sell in NY.<br />
<br />
Many investors and business owners in NY market are of the age to consider the Florida Life Style as well as enjoy no state income tax. If you include in your marketing that you have this Florida connection available (US) who is also licensed in New York, it may open a door for more business leads that are not coming to you now.   <br />
<br />
We want to work with the New York commercial Realtors to perhaps promote some additional business as we travel back and forth. Florida law does not allow an out of state real estate agent to enter the state to work on Florida real estate transactions. FLA STAT ch 475.180<br />

   <![CDATA[I have a single user office building that is over 4,000 SF with very limited parking.  My client is offering to lease a little as 1,000 SF in the building in order to resolve the parking issue.  They will demise the building to fit the needs of a qualified tenant. AND we are advertising the lease rate at $7 PSF first year to make a deal happen.  My client can only loose money on that deal and your client can literally steal the space.    <![CDATA[Please open the link below to find a new statistics feature being added to Catylist and FGCAR information this Friday. I had made this suggestion to Catylist about a month ago. The stats are significant and can give you a current view of lease values and sale prices occurring in the market real time. When the initial page opens, scan down, pick a category and click on “see details”. You should be reasonably impressed with this data.  You can further drill down into specific areas of Florida by going to the line that says “You are currently viewing statistics for Florida Change this”  From the drop down menu you can select a particular area of interest and the data will change accordingly.  Pretty Cool. <br />
